What is the meaning of the name Tipping Point?
Our company represents the critical moment (in a complex situation) in which an influence or action produces a sudden large or irreversible change. We believe we have the ability to create positive, dramatic consequences when included in a project.
If I own commercial property, why should I use a developer?
An honest and reputable real estate developer can help a commercial property owner that lacks experience in navigating the myriad of decisions and challenges throughout a project’s process. It is a complex process that requires the coordination of several professionals such as architects, engineers, contractors and other specialty companies that make the project a reality. Commercial real estate can easily become an expensive venture, and your return on investment diminishes if costly mistakes are made throughout the process.

Despite the skepticism and challenges we faced, we have proven that our process works and we are ready to expand our reach.
How do you price projects?
Every building has unique circumstances. We need to collect as much information as possible to incorporate all known variables to provide a customized pricing structure that is agreeable for all involved.
How do I guarantee a return on investment by working with a developer?
As they say, the only guarantees in life are taxation and death. Joking aside, aimlessly investing in or spending money on a property will certainly cause you to lose money. Robust data collection + analysis, technical diligence to discover realities of a property and a sophisticated, REALISTIC development plan can give you the highest probability of a return…but it is never a guarantee. If a developer starts throwing around the word “guarantee,” run away.
What percentage of the building’s profit goes to you as the developer?
This is determined based on the complexity of your project, the project goals and what you need us to do. There are cases where it may not even make sense for us to take a percentage of the buildings “profit.” In commercial real estate, it sometimes takes years for a “profit” to be realized.

How do I get the community on board with my project?

How do you know your financial projections are accurate?
Our projections are a reflection of the information that we have at the time we are creating the financial model. We can guarantee that the projections and financial strategy are going to change often throughout the project process as market conditions evolve and technical surprises emerge during construction. We problem solve and think creatively throughout the project process to try to maintain your financial goals when we are dealt realities that are beyond anyone’s control.
Will development costs go down once inflation goes away?
The real estate industry is in constant fluctuation. Activity is usually tied to the interest rates set by the Federal Reserve. When interest rates are high, people build less. When rates are low, people build more because they feel their borrowing power is greater. Costs are currently at an all-time high due to labor shortages, supply chain interruptions and high fuel prices. We author deals within the market realities and will never recommend that a client to proceed with a project if they are going to lose money. When prices are high, history suggests that the market will correct itself. We’re confident that regardless of market conditions, we will find a way to make a project possible.
Who handles and applies for the grant or public incentive funding sources to help my projects?
We have a lot of experience leading this process, but grants usually require a lot of validated information to qualify your project for the funding source. Therefore, we must ensure that you have all necessary documentation, reports and narratives from the licensed professionals to support your grant application. Not only will we coordinate the necessary parties, but we can also author the narratives and language to support the “story” behind the grant request. We’ve secured millions of dollars for our clients in this process.
Does the project have to be a certain size to be eligible to work with Tipping point?
Regardless of the size or scale of your building, the steps toward redevelopment are usually the same. We have worked on projects that are as small as a row building in an urban environment and as large as multiple buildings that span several city blocks. We are focused on commercial development and the building types can be multi-family, industrial, technology flex, office, hotel, restaurant, entertainment, retail or community uses. Sometimes projects call for amenities such as parks and recreational areas to compliment the buildings we are developing. We can do that too!
Will you coordinate with my existing local service providers (e.g. engineers, architects, etc.?)
Absolutely. As long as they perform at the highest levels that you deserve. If they don’t, we have a vast network of extraordinary professionals that are ready to serve you and the project.
