Reconnecting Youngstown’s Industrial Past With Its Future

365 E Boardman was built in 1870 and is one of the Mahoning Valley’s few remaining historic factory spaces from Youngstown’s industrial era. Once home to manufacturers and foundries, the property later followed the decline of heavy industry and remained largely vacant until its acquisition by Youngstown native and Youngstown Flea owner Derrick McDowell.

Today, the property sits at the intersection of several opportunities. Its location near downtown, the East Side, and the planned Mahoning River redevelopment creates the potential to reconnect areas historically separated from one another while establishing a new gateway to the riverfront.

The timing is especially important. The Mahoning River Corridor Plan is creating new opportunities for recreation, environmental restoration, and economic development across the region. With direct proximity to the river and historic transportation corridors, 365 E Boardman is positioned to become a natural access point connecting people to this broader investment.

 

Why Youngstown, Why Now?

The vision is to transform the former industrial property into a community destination centered around makers, small businesses, arts, culture, events, and entrepreneurship. Indoor and outdoor gathering spaces, riverfront access, and connections for pedestrians, cyclists, and other forms of transportation will help bring new activity to the area while preserving the building’s industrial character.

Central to that vision is creating opportunity for local entrepreneurs and traditionally underserved communities. Through business education, incubation, mission-driven retail, and accessible community spaces, the redevelopment is intended to give more Youngstown residents the resources and environment needed to turn ideas into sustainable businesses.

Tipping Point partnered with the owner after environmental studies identified significant remediation needs. The team helped establish a redevelopment strategy, coordinate environmental and construction partners, and develop a capital plan for the approximately $13 million project, including support for a $2.4 million Ohio Brownfield Remediation Grant.

The goal is bigger than restoring a historic building. Youngstown Flea at 365 E Boardman has the opportunity to create a new connection between downtown, the East Side, and the Mahoning River while giving local entrepreneurs and traditionally underserved communities a place to build, gather, and grow.
